Selling Advice

Selling a property can be a stressful time, at Paul Rolfe we try to alleviate as much of this stress as possible. As well as having your property presented in the correct way, it can help if you have a clear understanding of the whole selling process – below you can find a step by step breakdown of this.

The Selling Process

1. Arrange a complimentary market appraisal

The first step of the sales process is arranging a market appraisal, we offer complimentary market appraisals to our clients and are as flexible as possible to fit in with your busy schedule. During the appointment we will cover a variety of topics including most importantly the likely value of the property. We are also happy to offer pre-sale advice on preparing your home to market in order to achieve the best possible price.

2. Preparing to market
After the market appraisal we will write to you confirming the advised marketing strategy and associated costs. Should you choose to instruct us to market your property, we will begin arranging the various elements required to advertise your property on the open market. This includes arranging the Home Report on your behalf, photographing the property and the production of the marketing material. This process should take no longer than 7-10 days.

3. Marketing Your Property
Once the marketing material and Home Report have been signed off, we will begin to market the property. Today the internet is the cornerstone of how we market a property, and we ensure your property gets the widest and most effective exposure possible. We advertise our client’s properties on a comprehensive range of websites including: Paulrolfe.co.uk, Rightmove, Zoopla and OntheMarket.

4. Viewings
Viewings are of vital importance when it comes to the sale of your property. We offer a professional accompanied viewing service – we know how to create maximum impact, we get better feedback, and we get a better understanding of just how keen a buyer is. We also offer viewings at evenings and weekends, offering prospective purchasers flexibility. Alternatively, if you would prefer to conduct the viewing yourself we are happy to advise you on how best to do so.

5. Receiving & Negotiating Offers
Our highly skilled staff have been trained in the art of negotiation by the National Association of Estate Agents (NAEA), they will be on hand to field any incoming offers and will be more than happy to advise you on the best course of action based on their experience. We find this tends to result in much better results for our clients.
